Raymond Sheley’s practice concentrates on all aspects of real estate law, including mixed-use developments, joint ventures, leasing and other transactional matters. Specifically, he serves as fund counsel to a national industrial development company based in Atlanta. He also represents a number of national institutional portfolio owners with respect to the leasing of office and industrial projects.
Mr. Sheley has extensive experience representing developers in their acquisition and development of office, industrial, retail, hotel and mixed-use projects. Recent projects include the following (a) the acquisition and development of ten (10) industrial projects in Georgia, Florida, Maryland, and Texas, (b) a two-hotel development in Atlanta, Georgia with connectivity to Hartsfield-Jackson International Airport and another two hotel project in Orlando, Florida. Both of these transactions involved extensive negotiations with the hotel management companies, the respective municipalities to create public/private partnerships (e.g., the City of Atlanta project involved "PILOT" bonds), and (c) negotiating several programmatic joint venture arrangements among institutional equity sources, local development companies and so-called “GP” or sponsor money sources. Mr. Sheley also has considerable experience in loan restructuring and the real estate aspects of commercial Chapter 11 bankruptcy negotiations.
With respect to leasing, since 2009, Mr. Sheley has negotiated a 400,000 rentable square foot headquarters lease on behalf of an institutional owner based in Stamford, Connecticut, a 350,000 square foot law firm lease in Atlanta, Georgia, a 1,200,000 rentable square foot industrial build-to-suit lease in Baltimore, Maryland, and a 875,000 rentable square foot industrial lease in Houston, Texas.
Prior to forming Sheley, Hall & Williams, P.C., Mr. Sheley was a partner with King & Spalding LLP in Atlanta and headed its real estate leasing practice group.
Mr. Sheley received his B.B.A. in finance from Georgia Southern College in 1986 and graduated from the University of Georgia School of Law, cum laude, in 1989.
He is a member of the ULI and NAIOP. Mr. Sheley has spoken extensively at regional and national real estate conferences on a wide range of topics, is a periodic speaker for Georgia Tech's graduate level course on real estate, and has been recognized over the last several years by Chambers USA as one of the leading real estate attorneys in Georgia.
